What is the security deposit?

The security deposit is the same amount as the monthly rent. White Fir Properties has a non-refundable amount of $50 from security deposits to cover cleaning, damage, etc. Failure to not meet checkout requirements may increase the amount that is deducted from the refundable security deposit. Your security deposit is refunded to you within 30 days of your move out. We refund to the person who initially paid for the security deposit and we refund your security deposit by check. The address you leave for us on the checkout sheet upon move out is the address we send your security deposit refund to.

Are pets allowed?

No, we do not allow any pets.

Will there be cleaning checks?

We do annual cleaning checks when we renew your contract or when you move out.

When is rent due?

Rent is due the 1st of each month. After the 5th at 5pm, a late of $50 is added. After the 10that 5pm a late fee of $100 is added. Each day after that is $10 and you will begin to be evicted. We accept check, cash or money order.

Who do I make the rent check out to?

Your rent and deposit checks must be made out to White Fir Properties.

Where do I send my rent?

Your rent can be mailed or dropped off to: White Fir Properties 280 W. 900 N. Springville, Utah 84663. If you are to mail your rent, make sure to mail it soon enough that it arrives before the 5th to avoid a late fee.

What utilities does the renter pay?

We cover all the HOA fees and the renter just pays for gas and electric.

Can I see pictures of the property?

All pictures of available rentals are located under the Available Rentals Rentals tab.

How do I set up an appointment to see the property?

Call White Fir Properties at 801.704.3148. They will be available to show it to you by appointment. Please do not knock on the door and disrupt the current tenants.

What kind of maintenance do you cover and don’t cover?

We cover major maintenance issues. Please call White Fir Properties for any questions and to make an appointment. We do not cover clogged drains or toilets, however we can refer you to a great person for that. We also do not cover consumables, such as light bulbs.

What if I need to terminate my contract early?

We require a $150 change fee for early contract termination. You are also required to find new renters to take over your contract. You will be responsible for rent until we approve a new renter.

What lease lengths do you offer?

We require at least a 1 year lease.
